A report prepared at the end of the tenancy detailing any changes to the accommodation & its contents against the inventory/check in report agreed at commencement. This report gives an opinion on fair wear & tear and dilapidations.
The LIL clerk will visit the property at the end of the tenancy after the tenant has removed all personal belongings and vacated.
A thorough inspection of the accommodation against the inventory and or check in agreed at commencement will take place.
Discrepancies will be listed and a dilapidation schedule prepared.
The report will incorporate details of remedial works, suggest levels of landlord & tenant responsibilities and recommend apportionment after due consideration and allowance for fair wear & tear.
